Would you actually use a report like this before buying a house?

Bought a house in Austin a couple years ago and realized afterwards that I spent way more time analyzing the house than the area around it.

After moving in, I kept wondering if the area was actually growing long term, if development nearby was accelerating, if more companies were moving into the region, and whether the neighborhood still had upside or if everything was already priced in.

I could find pieces of information online, but everything was scattered across different sites and honestly hard to put together in a way that helped with decision making.

So I started building this as a side project mostly for myself. It pulls together things happening around a neighborhood/address and generates a report with things like growth outlook, nearby development, future risks, momentum, infrastructure, etc.

I also started working on a comparison feature so people could compare multiple neighborhoods/areas side by side before making a decision.

Curious if this is something people would actually use before buying a home, or if it feels unnecessary/overkill.

Would genuinely love honest feedback.

A couple years ago I bought a house in Austin and realized I spent way more time analyzing the house itself than the area around it.

After moving in, I kept wondering things like:

  • Is this neighborhood actually growing long term?
  • Are new developments nearby a good sign or a future problem?
  • Are companies and higher-income jobs moving closer to this area?
  • Is this place still early growth, or already fully priced in?
  • Which nearby neighborhoods have better upside over the next 5–10 years?

I could find pieces of this information online, but it was scattered across city planning docs, local news, Reddit threads, permit sites, demographic reports, maps, etc. It was hard to connect everything into something useful for making decisions.

So I started building a side project called Patchly ( patchlyapp(.) COM)

It generates neighborhood intelligence reports around a specific address/area and pulls together signals like:

  • growth momentum
  • nearby developments
  • infrastructure projects
  • employer expansion nearby
  • lifestyle changes
  • market trajectory
  • future risks
  • long-term upside potential

I’m also building a comparison feature so you can compare multiple neighborhoods side-by-side instead of just looking at one area in isolation.

Honestly I originally built it for buyers, but I’m realizing it might be more useful for:

  • investors
  • real estate agents
  • people relocating to a new city
  • people deciding between suburbs/neighborhoods
  • even renters trying to understand where a city is headed

Would genuinely appreciate honest feedback.
