
Our hvac units in our 305 apartments have a pair of these (610 in total) Schneider/JCI Erie 2-way zone valves. Over half of them are experiencing this same symptom where the brass seat inside is breaking apart where the rubber paddle/flapper seats against.
-Building is 6 yrs old. 9 stories. 305 units. Ottawa, Canada.

-Closed loop system.
-Monthly water treatment with inhibitor and ph monitoring.
-pH usually around 10.
-NO2 inhibitor in the 700-1100 range.
-M-Alkalinity usually in the 300-600 range.
-PSI at the main pumps is 40-50psi (6" supply)
-PSI at the supply side of the units read 50-60psi (2.5" to 0.75" riser)

-Erie zone valves within these units are branded by JCI as JT2212, JT2213, and JT2315.
-JCI confirmed that Schneider provides them the valves.
-JCI has discontinued all of these valves March 2026.

-Actuator being used JH13A020J PopTop High CloseOff.
-Air Eliminators installed at the top of each riser (9th floor).
