I’m a builder based in Hyderabad and have primarily worked on residential apartment projects so far.
Recently, I’ve come across a 4-acre land opportunity for plotting near Keesara (close to Medchal/Secunderabad side). The deal looks interesting, but I’ve never done plotting/layout development before, so I’m trying to understand the ground reality before jumping in.
I had a few questions:
How does plotting typically work in Hyderabad/Telangana? (approvals, development process, sales cycle, etc.)
What approvals are mandatory for a proper layout (DTCP/HMDA, etc.) and how complex is the process?
The land is currently agricultural how easy or difficult is it to convert it to non-agricultural (NALA conversion)?
What’s the realistic timeline and cost involved in conversion + layout approvals?
Are there any common pitfalls or mistakes developers make when entering plotting for the first time?
From what I’ve understood so far, agricultural land cannot be used for residential plotting without official conversion (NALA) and permission from authorities is mandatory — so I want to make sure everything is done properly and legally.
Also, would love some insights on the Keesara/Medchal belt:
How is the area in terms of future appreciation?
End-user vs investor demand?
Is plotting moving well there currently?
If anyone here has experience in plotting projects (especially in Telangana), I’d really appreciate your guidance or even a quick chat.

I have noticed that my alienware x16 is using integrated graphics as well as my rtx4090 because of which i get very less fps in games than i am supposed to and also when i connect my quest 2 vr to play vr games via the link cable its not a smooth experience at all even thought the 4090 is supposed to be smooth in vr . I think these issues are occuring due to the laptop using the integrated graphics . I tried changing it through the nvidia control panel the scree just goes black on my laptop and then reverts back to the integrated setting . I tried doing it from

The bios it permanently turns my laptop screen black . I need to connect secondry monitor and revert back the settings from bios then i get my laptop screen back .

Is there a way where i cane chanhe this setting without loosing my laptop screen ????
