Long story short, we went to view a house that was listed as “offers over £x”. The house had a lovely log burner and range cooker and the vendor made comments about the fact she hadn’t decided if she was leaving them or taking them (she doesn’t live in the property, it’s been rented out for the past few years).

Fast forward and we put an offer of asking price but seller said she wanted more, so we offered 5k over asking price on the condition that the log burner and range cooker were left behind. She agreed.

Fast forward further and since getting the fixtures and fittings forms back, she’s specifically written “sold as seen” next to the cooker m, dishwasher and integrated fridge freezer part of the form - now this leads me to think they don’t work because why would you bother writing that? You’d just tick the standard “included/excluded” box like a normal person. Anyway, now it’s bothering me because the cooker (a big expensive range cooker) was technically part of our deal (albeit verbal) and feel it should be in good working order but where do we stand with it? Do we just have to accept it is what it is? It feels like we could be sold a faulty good and not have a leg to stand on once the purchase is complete.

The second thing is that we had a level 2 rics survey done which has pulled up that the window seals have pretty much all gone and some windows don’t close properly because of it. The windows are as old as the house so about 25 years old, so we were kind of expecting they would need replacing soon. Has anyone requested a reduction in purchase price based on needing new windows throughout? It’s a big expense but I don’t know if it’s just a case of us accepting it or is it worth asking for a reduction?
