What I’ve Learned Comparing Direct Operations vs. 3rd Party Management
I handle operations for a couple of self-storage facilities, and I’ve been able to compare two setups: one where calls and daily tasks are handled by someone directly involved with the facility, and another where a 3rd party management team handles the calls while I monitor the follow-ups.
From what I’ve noticed, when just one or two people handle the calls and tasks, communication is clearer, tenants get more consistent answers, and issues are easier to track from start to finish. Move-outs, payments, auctions, and tenant concerns are also handled with better context because the person handling it usually knows the full situation.
With 3rd party management, some things can get missed. Move-outs may be processed without confirming an empty unit photo, callbacks may not always happen, and too many agents handling the same account can cause confusion. Auction deposits can also be risky if they’re returned before the field rep confirms the unit is fully cleaned out.
Overall, I think 3rd party management can help with coverage, but having someone directly involved in daily operations makes a big difference in accuracy, follow-through, and accountability.
