I just bought a 2015 Nissan Pathfinder and have a few days to return it if needed. My mechanic looked it over. There is a tremendous amount of rust, very atypical for an 11 yr old car where we live (South). The car's report shows frequent upkeep at the same dealership, in the South. The mechanic said the entire exhaust system will probably need to be replaced in the next year, brushings and rotors will need to be replaced soon etc and something about valves. About$5000-$6,000 worth of work in the next 1-2 yrs. Pictures attached.

Is this rusting typical for a Nissan? Does this amount of future work sound correct? Would you advise returning the vehicle? I don't know anything about cars. So your help and advice is greatly appreciated!
