In short, we have a property we are selling and are around 2 months into conveyancing.
And a property we are purchasing - also 2 months into conveyancing.
It's our first time moving so maybe this is all normal but thought we would ask!
- Do solicitors tend to wait until all enquiries are jotted down before sending them over as opposed to sending them as and when they have something?
Our buyer had a long list of enquiries sent over - a lot of them were fairly basic and really would not be a deal breaker (is the driveway in good order...we don't have one, had any flooding etc)
This was sent over 1/4 and we replied back to all of the enquiries within 2 hours. It then took a month + 6/5 to get another 16 enquires. Again all were responded back within 2 hours.
Is this likely now to take another 6 weeks because essentially the buyers solicitor will take time going through it, getting more enquiries (maybe) and essentially sit on it until they have everything before getting back to us?
I seem to need to chase in getting updates which almost always is "we're waiting on enquires to be satisfied". Is this normal ?
Should I chase more often? Their initial onboard was quite clear essentially saying - 'if you sent us an email, you should not chase us by telephone'. Emails usually take 3 days to respond which adds to the frustration.
We got a draft comp. statement yesterday which had a couple of issues - namely the ERC which was incorrect as we're porting. We have gone back to them about this but our broker did also mention the solicitors should have known this especially as they are not only dealing with our sale but the purchase too.
Again, thoughts?
Note, these are purely about the solicitor side and not overall time between the sale/purchase which I may raise another query on here!
