Hi All,

I am planning to buy a property that has EPC rating E.

Feature Description Rating
Wall Cavity wall, as built, no insulation (assumed) Poor
Roof Pitched, insulated at rafters Very poor
Roof Roof room(s), no insulation (assumed) Very poor
Window Full secondary glazing Good
Main heating Boiler and radiators, mains gas Good
Main heating control Programmer and room thermostat Average
Hot water From main system Good
Lighting Low energy lighting in all fixed outlets Very good
Floor Suspended, no insulation (assumed) N/A
Secondary heating Room heaters, dual fuel (mineral and wood) N/A

The property has baseboard / skirting board radiator.

It is a 1930's detached house. We have already maxed our budget and worried that it may take more than 10K to fix the EPC rating. Could someone knowledgable please advice on potential cost to improve EPC rating to D? The potential rating is D so I assume it may not be easy to improve any further. Worried the government is planning to allow only EPC C or less houses for renting from 2030s. Should I bought this house?
