How would you plan this ground floor layout and with an extension what would you do change?

How would you plan this ground floor layout and with an extension what would you do change?

The lounge room is tiny and the garage is very decent space that can be a future kitchen or lounge that takes you to the garden as well. However, with an extension in the future what would be a suitable use of the current lounge as it will be too small for it to be a main lounge. Also, the garage can be converted into an entrance with windows but love to get some ideas.

I recently found a house I really liked, and the EA was telling me they had a lot of viewers, especially during the open house visit. The property is in a good area, and in comparison to the average house price, this is under by about £30k. The house price was £210k, and I put in a bid for £210k because the house needed a bit of work, but mostly decorative. However, I got a call from the EA saying, "We appreciate your offer, but we will need your final offer and your last offer." Not knowing what anyone else would bid, I offered £10k more, and it was accepted really quickly. Did I rush and should I have gone smaller in increments? I was worried about losing the house. Any advice? Can I reduce my offer if I feel like the results from the survey show it needs a lot more work? Thank you
