I rent a condo in Mississauga. My fixed lease ends April 30, 2026, and would then go month-to-month.
On April 25, a plumber arranged by the landlord came to fix a dripping faucet. During the repair, the unit flooded. Since then, the unit has been under restoration with drying equipment, removed baseboards, exposed wall floor edges, and bulged lifted flooring.
The unit has not been reasonably usable since April 25. I informed her I wanted to vacate the place by may 30 since the repair work may take quite sometime and I don't have a timeline.
The landlord offered $500 off May rent if I continue the tenancy, but I do not want to continue the tenancy. I asked for mutual early termination using N11, but the landlord referred to the usual 60-day notice rule.
What are my realistic options if the landlord does not agree to N11? Should I serve N9 as backup and file T6 for rent adjustment/refund from April 25 onward?
Also, how should the last month’s rent deposit be handled if I move out? What all are my options. Really Appreciate if anyone could give me advice and suggestions.
