I 26M currently work a job in the real estate category doing majority customer service in a LCOL area. My job is having a falling out with one of our customers and he took it as an opportunity to approach me about a job opportunity. Here's how im comparing both of them:

Current job:

Hourly at $26 an hour ≈55k a year. minor amounts of OT as well. Made about 60k last year

Im incentivised to bring in new customers and I'll be paid commission ($100-250 per transaction). The thing with it is im basically trying to find leads myself and its nearly impossible. I haven't found any natural leads myself that have made it to the finish line. Obviously I work with all of their existing clients. Any customers who work with our regulars who come back on their own accord I dont get credit for retaining them.

The job comes with health insurance although I dont think its anything special and I could get similar rates shopping around myself.

No 401k match its a mom and pop shop.

15 days pto and they are pretty flexible if I have things come up.

9am-5pm 5 days in office

Prospective jo****b (as i currently know it. Somethings havent been completely fleshed out yet):

Salary at 36k a year. This was his quick pitch amount with a commission structure on top of it. I would be taking over responsibilities from the owner. He compared his last years numbers and i wouldve made about $61k a year. Id have a lot more time to invest directly in this role so I think I can do significantly better. I need to vet this part a bit more to better understand the payout structure.

As of now they dont provide health insurance and id be his only employee asking for health insurance. He said he'd look into it with his provider about adding an employee and he asked me to research myself.

No pto so to speak but its salary. Im gonna ask how time off would work.

No 401k match. Id be his 4th employee. 3rd full time employee. He said its something he just cant provide.

Hours would be spread out a little more. From 9am to possibly 7pm but he said theres no way I could possibly be working the entire time. Just as long as I meet my metrics he's good with it.

It would be hybrid. He said at least 2 days in office a week but its really close to my house and I dont mind going to office.

Things to Note:

I dont have any gripes with my current job outside the pay structure. Ive really enjoyed this job over the past couple years and I have a lot of respect from my peers and customers.

The reason im considering this switch is, id finally be betting on myself for more earning potential. Something ive never been offered previously.

I have basically 0 liabilities so if i suck at it and get canned at least I won't be in a bad spot financially while I search for a new job.

Im considering bringing this up to my current bosses to see if they would consider changing my pay structure. If they were willing to do it, I wouldn't even consider the other opportunity.

Anyone else have experience moving to a commission based position from one that wasn't? Was there anything you wish you knew?
