I have been thinking to buy a land in city for my parents

A little backstory is we have been living in our relative’s house for past 20 years almost my parents spent all their money on education of me my brother.

my parents saved some money and gave 5 lakh rupees to a broker for a land that was way outside kanpur but he cheated us and we lost the money and the land so now you know where i am coming from and why i am paranoid

Now that i have been earning for 4-5 years i have a good credit score to take loan for land and a decent saving to build house

But i don’t know from where and how can i buy land without being worried about getting cheated

I just want to give them their own house after everything that they have been through.
