Posted this for some advice on an insane 6250 or 9000 quote for damages after bond, REA went to Ncat because we claimed the bond immediately after vacating. The quote was to repaint the entire inside and outside of the house, bond clean the whole thing (which we had already) and a bunch of other stuff.

Turns out the REA was never given a copy of the entry report from the previous REA after the house was sold, so she thought she could get that out of us.

Ncat was an interesting process, you rock up, get put in a room with the other party and a mediator floats around and tries to get you to come to an agreement before the hearing.

The REA informed us she only received the full entry report the morning of, immediately crossed off $5500 off the quote (the painting). She was reasonable but I assume that's because she didn't have a leg to stand on.

Settled on $500 because the a/c was rank and we were happy to get that cleaned anyway, there was whipper snipper damage to a downpipe and part of the plastic weatherboard, and we left a window open and some bugs got in the house.

The REA also said when she got the entry report she noticed my partner had taken a lot of her own photos and written a lot of detail on the report and "knew what she was doing".

So yeah TLDR/PSA whatever, take a lot of photos when you move into a new rental, because some REA ****s might actually bluff you all the way to tribunal for a full repaint. Not sure how it would have gone without our report. And claim your bond early it really fucks with the agents ability to screw you over.
