Apartment association blocking tenants

Hi, I own a 3 BHK apartment, it’s not in Bangalore but in Karnataka.

The building owners association isn’t allowing me to rent out the apartment to students based on illogical claims.

I spoke to the president (65+ year old man) of the association and this is what he told me :

  1. All students do drugs

  2. Female students are the worse than male students and consume more drugs.

  3. He doesn’t like seeing women wearing clothing that don’t align with his values.

  4. He also commented that when they wear such clothes and get down from an auto he is able to see “everything”

  5. He won’t be able to keep a tab on what they do everyday.

  6. He doesn’t care if I’m not able to rent my apartment if the right kind of (family) tenant doesn’t come through.

  7. He told me I should sell the apartment instead, even if it’s below the market value.

None of these points have been given to me in writing nor have I seen the bye-laws of the association till date.

What should I do in this regard? I don’t want to rent the apartment out to families as I wouldn’t get more than 25K vs for students who are willing to pay upwards of 45k. On top of that I intend to sell the apartment in the near future and giving it out to students (for 6 months) helps me in keeping my options open.

The president of the association is a business man in the town and well connected along with a couple of his stooges who reside in the same building with their respective families.

As an owner what authority do I have? Can someone out there please guide with the process of dealing with such thugs in the building association? Or should bow down and accept their rules?

Legally speaking, can the owners association stamp any kind of rule and authority to trespass on the flat owners rights?
