First time decorating an all male household, what do ya think?

So this is my first time decorating an all male household (honestly kinda unbelievable) but I struggled with decorating it so please let me know what you think, what I could do to spruce it up some more, and any cc suggestions would be great. This household is supposed to be an adult male (who owns a gym and loves to workout, neat, somewhat of a health nut) and teen boy (messy, unhealthy, loves music, kinda promiscuous). They’re brothers and the older male had to take on his younger brother because their parents died.

Is there a way or a mod to create some sort of membership fee?

I have a sim that I want to own a gym, but obviously a gym doesn’t have any sort of income unless there’s a membership fee so I’m wondering if there’s a way to do that?
