My husband and I are looking to a lot of land to buy. Just under a half acre. We were hoping to buy an ADU or tiny home to live in while we built the stick built main home. I found out from our towns zoning coordinator that this specific lot is zoned only for single family residence. That’s not to say we can’t have an ADU but no manufactured or HUD homes allowed.
Now where we are land is expensive. Gosh everything is expensive. My husband is a contractor so he can do a lot of the work himself. But if we want a modular or something more affordable, it has to be compliant with the 2018 IBC.
Are there any modular home companies that are compliant? This is US based by the way.
Our budget for the ADU was to find something under 100k but maybe we can spend that on a modular? Gosh I have no idea how any of this works so I’m sorry if I’m sounding like an idiot 😅 any guidance on how to make this work would be great.
