Class 2 wall removal/beam install - private certifier??
I’m looking for advice from anyone who has gone through a similar process.
I’m in a top-floor apartment in Waverley, NSW and looking at removing an internal structural wall and installing an engineer-designed steel beam/posts.
I’m currently working through the strata by-law/approval side, and have structural engineering drawings underway. The confusing part is certification/approval.
A lot of certifiers I’ve contacted only do Class 1 and 10 buildings, not Class 2 apartments.
A few questions:
Has anyone done a similar beam/wall removal in a Class 2 apartment?
Did you use a private certifier or go through council?
Any recommendations for certifiers in Sydney/Eastern Suburbs who actually handle Class 2 apartment renovations?
Roughly what did certification cost?
Were there any unexpected requirements, e.g. DBP paperwork, fire-rated plasterboard around the beam, extra inspections, etc.?
Any tips to keep costs/timeframes under control?
