I’m looking at a 1 BHK flat for sale in Kurla East and trying to decide between ready-to-move vs under-construction units.

I understand that RERA verification helps, but I’ve heard timelines and finishing quality can still vary even after RERA approval.

If you considered under-construction options in Kurla East, what specific checks made you feel comfortable about delivery and build quality? And if you bought ready-to-move, what “surprise issues” (if any) came up after possession?

For a viewing, what questions would you ask regarding: OC status/expected OC, construction stage vs promises, society maintenance planning, parking allocation, and basic fit-finish (waterproofing, ventilation, bathrooms)?
