


Hey all, looking for some experienced opinions here.
I’m in the process of buying a home in Ontario (Canada) and just had the inspection done today. A few things came up around the foundation and exterior brick, and I’m trying to get a sense of whether this looks like typical settlement + water issues, or something more concerning.
What I’m seeing:
Stair-step cracking in the brick exterior below a window
Some cracking and separation along the foundation wall
Evidence of previous patching/parging in a few areas (some of it has cracked again)
One section of parging missing/deteriorated
No major horizontal cracks or obvious bowing
Inspector’s comments:
Likely related to past water management issues (grading + gutters weren’t ideal)
Could not confirm if movement is active vs historic
Mentioned underpinning as a possibility, but not definitive
Also noted basement was dug out at some point
Other context:
Basement has no musty smell
Some uneven floors (both basement and main level)
Signs of past moisture in basement flooring, but nothing current that was obvious
Exterior grading wasn’t directing water away from the house previously
My questions:
Does this look more like typical settlement + moisture-related movement, or something more structural?
How concerned would you be about this pattern of cracking specifically?
If you saw this on a job, would your first step be drainage fixes, monitoring, or structural intervention?
Roughly speaking, does this fall into:
“fix the water and monitor”
“plan for repair soon”
or “address structurally right away”

Not expecting a definitive diagnosis from photos obviously—just trying to get a sense of severity and what direction this points in.
