Failing Property - Like some Insight
Hey everyone! Id like some of you're thoughts.
I'm taking on a property that is a little under 150, 2 bed, 2 bath apartment homes with standard amenities.
The property is in a failing state however, delinquency is high, and there are several outstanding evictions (I believe over 4). On top of that the property staff will just be myself and a maintenance tech Mon-Fri, 8-5.
Now I was offered this role A bit out of no where. I was supposed to have a second interview and I gave references as requested. No second interview, no references called, they just offered it to me. The money is good, but I'm not stupid. I know this is gonna be a lot...
I wanna get your guys input. If you were in my position what is the first thing(s) you'd try to get under control and reel in the day to day chaos while being the sole admin? Your guys input will assist me in getting a plan together.
Trying to also not give in to negative thinking (too much work, might fail, might get fired, etc.) so any mantra you can give me would be appreciated too 🤣🤣🤣
