I made the mistake of getting my three year old one of those purple milk drinks from the coffee shop as a treat yesterday. He was bouncing off the walls for an hour and then had the most epic meltdown I have ever seen when the sugar crash hit. It completely derailed our entire afternoon nap schedule.
I still wanted to give him a fun purple drink so I bought a bag of plain ubesuperfood powder to try and make a healthier version at home because I figured it was just the dehydrated vegetable so it has no sugar. I whisk it into his warm milk with a tiny drop of maple syrup. He still gets his fun purple monster milk and I do not have to deal with a screaming toddler two hours later.

Leaving my brokerage in a few weeks to go 100% independent. I’ve already sorted out my CE and state renewal, so I’m just letting my license go inactive to save on the association fees.

The main pain point is losing MLS access for comping. I need something that pulls current active listings and sold history without breaking the bank. I’ve looked into PropStream for the data, but I’m also curious about newer AI tools like Homesage.ai for the renovation estimates, haven't pulled the trigger on either yet.

What are you guys using for deep analysis when you don’t have MLS?
