WashU Expert: Separating fact from fiction in housing affordability and corporate investors

WashU Expert: Separating fact from fiction in housing affordability and corporate investors

TL;DR: Carol Camp Yeakey, the Marshall S. Snow Professor of Arts & Sciences at Washington University in St. Louis, argues that while a new bipartisan housing bill targets corporate landlords, they are not the main cause of the housing affordability crisis and serve as a cosmetic fix. Institutional investors own only a small share of homes, while the real issue is a massive housing shortage driven by underbuilding and restrictive zoning.

the daily price cut $500 notifications on zillow are actually comedic at this point 💀

i’m watching houses sit for 120+ days in my area and sellers are absolutely refusing to accept reality. they bought for $350k in 2019, listed it for $750k last month, and now they genuinely think a 0.1% price drop is gonna trigger a bidding war with current interest rates lol.

the local median income literally cannot support the monthly payment, but the entitlement is off the charts. they'd rather hold the bag and let the house rot than sell for a penny less than what their neighbor got at the absolute peak in 2022. the standoff is crazy to watch tbh 📉🏚️🤡

requiring 3x the rent to get approved is actually insane (CA)

if i made 7k a month i wouldn't be trying to rent a basic 1 bedroom with a broken dishwasher and painted over outlets lol. they literally want us to have mortgage-level income just to let us borrow a tiny box to sleep in. the math just isnt mathing for normal people anymore tbh 💀

the hidden apartment fees here are getting out of hand

rent says 1600 on the website but then they add 35 for valet trash that doesnt even pick up my bags half the time, 15 for a package locker i dont use, 5 for pest control but i still see bugs, and a mandatory 80 internet package. like just tell me the real price upfront lol. im basically paying a subscription fee just to walk to my own door at this point tbh
