Hi all,

Looking for some advice from people who’ve been in a similar situation in Ontario.

I’m currently renting a 1+den (~600 sq ft) in Scarborough and have been a long-term tenant (4+ years). My rent is ~$1,950/month (recently increased). My landlord has informed me they are planning to sell the unit and would prefer to do so vacant.

Their realtor asked to set up a call to discuss a potential mutual agreement (N11), and mentioned offering a “reasonable compensation package” to help with relocation.

A few important factors on my side:

  • I have a young child whose school and daycare are a 2-minute walk from our current place
  • We are well settled here, and moving would be disruptive
  • Ideally, I would not want to move before the end of the school year (September)

I haven’t agreed to anything yet and plan to just gather information on the call.

My questions:

  1. I’m open to moving and don’t want to resist the process, but I’d like to understand my rights and options if we can’t agree on timing or compensation - what happens if I don’t sign an N11
  2. What is a realistic compensation range people have seen in similar situations (Scarborough / Toronto area)?
  3. Is it reasonable to push for a move-out timeline aligned with the end of the school year?
  4. Anything specific I should or shouldn’t say during the initial call?

Appreciate any guidance - this is new territory for me and I want to make sure I approach it the right way.
