Maine unicorn rental for June

Hello! I'm looking for the perfect cottage to take my 11yr old doodle on vacation out of the big city. We're trying to make this summer extra special for him.

I understand we're booking late for the season and added challenge of not coming from generational wealth with a family home and money to support my tastes 😅. I've combed AirBnB, but does anyone have a favorite spot or place they rent that meets the following dream criteria? I know I'm painting an ideal picture and there's a reason it's been hard to find something with everything below, in our budget. We're hoping to stay 7 nights, under 3k, within 4hr drive of Boston.

-View of the ocean, ideally there's a beach/water we can walk to, where my dog can prance around and we can enjoy our morning coffee or spritz at night

-Ocean, not a lake or river

-Comfy couch to read a book

-Queen or king bed

-Quiet. We live in Boston, with noisy everything and I'm super burnt out, looking for dead silence at night.

-Full kitchen

-Air conditioning

-Lawn or at least a little bit of grass my dog can sit outside and bask in the sun. Ideally, something maintained to limit risk of poison ivy and ticks. My husband got Lyme disease from our Airbnb in Maine last June. The grass wasn't cut or groomed and just made the tick count a little higher.

Nice to haves:

-Deck or screened in porch to sit outside

-Firepit

-Grill

-Bathtub

-Other beaches nearby

-Within 15-20min of other towns, but also totally onboard with hunkering down on an island near nothing

-An area rug or two, he's older and has a hard time on only hard wood floors (he doesn't shed and is a well behaved gentleman!)
