I'm working on finalizing details for a new home I'll be building this fall. We are located in zone 7. Looking for advice on air sealing, insulation.

We will be doing thickened slab, 2 inch foam, 1 foot of sand under foam. The building will have 2 propane boilers for radiant heat(1 house, 1 shop)

Walls 2x6 16oc, 1/2 osb, r23 mineral wool.

Attic unconditioned, r40 blow in cellulose.

I'm curious about fluid applied air barrier(pecora) vs a self adhered(vp100). We have considered zip, I like the idea of having the nail holes also covered. We are wanting to stay budget friendly for most things but I'm ok spending a bit more for water proofing the shell.

With the exterior air/water barrier is it necessary to do a smart barrier on the interior walls?
