Can builders invoke force majeure for a war happening in another country. Agree that the cost of cement, pipes , ceramics have all risen. But it’s not unavailable or construction hasn’t come to a stand still like during Covid

Also if costs go up, it’s their margin pressure, in a similar situation if costs come down they don’t pass back the price reduction.

Is this even legal or a loophole for builders to delay projects due to increased cost?

Any idea on how to counter this? And any precedent for such situations
