Advice for a first time buyer

22M (Single) NRI. Looking to buy my first place in Delhi/Gurugram mainly to have my own base in the city instead of always staying with relatives/hotels.

Budget is under ₹50 lakhs.

Looking for:
• Flat or small house
• Near Delhi Airport
• Walking distance to metro
• Car parking mandatory
• Safe area with decent connectivity
• Preferably good for long term appreciation too

I already have a family house in my hometown, so this is more for independence + convenience whenever I’m in India.

Which areas should I realistically look at within this budget?

Would appreciate honest advice from people actually living there, especially on:
• Best sectors/areas
• What to avoid
• Whether ₹50L is realistic near airport/metro
• Builder floor vs apartment
• Delhi vs Gurgaon for long term value
