Over flow parking issue for owners

Curious if other small property owners or businesses see this as a real problem or if I’m overthinking it.

I kept noticing how many small lots and parking spaces in busy areas either get used by random people for free or just sit underused even when parking nearby is impossible. But every parking system I looked at felt like it was built for cities, garages, or large operators and way too operationally heavy for a small business.

So I started building a lightweight setup where owners can just place a QR sign and drivers pay from their phone. No hardware, attendants, gates, or app install required. The idea is basically to make parking more self-service for smaller operators while also reducing unauthorized parking.

My assumption is that a lot of businesses and property owners don’t actually want a full “parking management system.” They just want fewer random cars taking spots and maybe some additional revenue from space they already control.

Would something like this actually solve a real problem for any of you or is parking usually not worth dealing with at smaller scale?

How do you guys stop people from parking in your private spaces?

Hot take: a lot of small property owners are unintentionally leaving parking revenue on the table every day.

With rising operational costs, I’m surprised more people aren’t actively thinking about how to manage or control parking in small private lots, especially in busy areas where people will pay for convenience without much hesitation.

From what I’ve seen, a lot of owners either leave it completely unmanaged or rely on systems that feel too heavy or expensive for small properties, especially ones that don’t want to deal with hardware, attendants, or long-term contracts.

I’ve been looking into this space and trying to understand how people are actually handling it today in real conditions. In some cases, it seems like there’s just no simple middle layer between doing nothing and using full-scale enforcement or garage systems.

Curious what others are doing here and what’s actually worked for you long term.

If it helps the context, I’ve been testing a very lightweight setup with a few small properties that lets owners put up a QR code so drivers can pay from their phone to park, without needing apps or hardware. Still early and mostly trying to understand what actually works in practice before scaling anything.
