I wrote a reddit post maybe 9 months ago about there being great opportunities to buy in Tyrrelstown because it is completely undervalued. I live in nearby Hollystown and often do my evening runs through Tyrrelstown and it blowds my mind thst houses for sales less than 2km away in Hollystown, Hollywoodrath and Bellingsmore are being sold for 450k-650k while on daft you can still get 3 beds in Ttown listed for 350k - 430k

So what is current median prices for area?

352k(This is a 9.4% increase since last year but 17% below County Dublin median.)

Why was it so much cheaper than other parts of Dublin?

Tyrrelstown traditionally had a bad reputation, firstly for crime there was a few families in area who caused a lot of grief. Also; the area got hit by being built as high density before crash and then left comoletely isolated from rest of D15 and the city.

What has changed?

From speaking to the locals there has been two major changes in terms of crime. The first is that one family in particular who were on government supports got relocated AND some.of the younger scruffs who were 14-20 in 2015 being bold boys are now 24-30 and have either gone to prison or aged out.of crime.

Secondly and arguably more importanly it has actually been an area thst had benefited from housing crises. There has been about a thousand homes for middle/upper middle class peeps built in Hollystown and surrounding. Therenis amix of Pharma and tech jobs in D15 and also there are peeps who aee either closer to city centre or traditionally from areas closer to Castlenock that csn't afford to buy in first location so sre moving closer to Hollystoen/Ttown.

Also Tyrrelstown got its first Cafe this year and as part lf Hollystowns Development has included extending Tyrrelstown retail area which will adding a tesco Superstore, a second Cafe, new appartment units to what Tyrrelstown already has(its own Lidl, Supervalue, off license, pharmacy, takeaways). Finally the Dublin GAA centre of excellance has finally haa finally kocked off which will be another great addition to area.

Areas for improvement;

Transport still needs work, the recent additional busses are grear and in time, new bus corridor, Train and drop doem parking nearby will help a lot but for now stoll mostly a drive or expensive taxi for town.

Anyways I know many peeps are struggling and as I.am witnessing a place evolve in front of my eyes thst.is still semi affordable I wanted to share.
