Jaded about rent prices

Been trying to look for flats as landlord is looking to sell and with the new law at least I'll have a pretty long notice period. But at the same time, haven't seen great options and rent seems to be higher than last summer, especially for one beds (in London). High prices across the board for flats that look like they are in less than ideal condition or "luxury" new builds they cost a kidney.

(Not looking to share due to historically poor experiences with housemates and I am lucky enough to be able to live alone (within a certain price point) at this point in my life)

Just feeling anxious about the whole situation and seeing threads about there being less supply as landlords sell up. Is this an accurate sentiment or is this just the normal summer craze and rents might settle down towards the autumn months?

Is there anything stopping me from preventing viewings?

Context is Landlord is again trying to sell. Previously only disclosed that they were trying to sell 2 weeks before Tenancy commenced (while knowing I was abroad). Agent didn't circulate signed counterpart despite my part being signed for 1 month. Had to agree to shorter break clause before they circulated their signed counterpart (legally, they varied the contract given that they had already accepted my deposit and first month rent). Now 10 months have passed and Landlord looking to sell again (presumably because if they find a buyer they can serve the 4 months notice and we are close enough to the end of the first year protected period).

Given how they have been difficult during the beginning of the tenancy and there were also an unauthorised viewing during the start of my tenancy (i.e. agent unlocked my door and let themselves in while I was unpacking) + refusing to clean up extensive amount of pet hair from the previous tenant (claiming it was an extra cost) until when they had a potential buyer (3 months into the tenancy) and I kicked up a fuss. don't feel very inclined to my cooperative (already have allowed a few feelings) as I feel like these agents are just taking the piss. Would this potentially affect how I rent in the future? Will declining viewings potentially be more beneficial for me i.e. not sold so indefinite rolling lease anyways? Given the gut reaction to the new act, I've observed that current rent prices are also higher than before. Grateful for any guidance. Apologies for long post.
