I’m about to sign a rent agreement for 1 bhk and saw the below clause

“That the First Party has handed over the said property in a freshly painted condition to the Second Party on rent. At the time of vacating the premises, the Second Party shall pay the First Party one month’s rent towards painting and upkeep of the premises.”

Is this common?

Also there was something about no nails, no mounting

I’m new to bangalore are such unreasonable clauses common? My rent is 35 k for fully furnished newly done 1 bhk but still 35k for painting?
