Temporarily Homelss Seeking Room To Rent

Hello there, I am a disabled male with a therapy dog, looking for a spare room to rent for a month or two, while a pre-agreed permanent move I had organized has been pushed back. We can absolutely afford a standard lodgers rate maybe even a little extra.

My disability is ocd related, so myself, my space and my dog are kept very very clean :) She doesn't bark and is a completely trained golden retriever.

We will respect andy rules and sign a legally binding lodger agreement providing legal guarentee and security for both you and us.

If you have a spare room, please please consider us, as we ideally need somewhere in the next 2 weeks.

Naturally happy to meet in public first, and answer any questions you may have :)

Temporary Lodger Agreement

This agreement is made between:
The Landlord:
The Lodger: 

The Property: 

1. The Room and Shared Spaces

The Landlord agrees to let, and the Lodger agrees to take the spare bedroom at the Property.

  • Furnished Master Bedroom: Includes a double bed, television, and clothing storage, bedding must be provided by the Lodger. A personal, small mini-fridge can be offered if the Lodger wishes, which they can use to separate their food / drinks from the main kitchen fridge.

To ensure the Lodger feels fully at home, they will be provided with their own key to the front door (to be returned upon departure) and have full, unrestricted access to the following shared areas alongside the Landlord:

  • The Kitchen
  • The Living Room
  • The Bathroom
  • The Garden

2. Term of Agreement

This is a temporary agreement. The Lodger may move into the Property on ___/___/_________ and must strictly vacate the property by ___/___/_________ unless a formal extension is agreed upon.

  • Extensions: If both parties wish to extend the stay beyond the End Date, a new agreement or written addendum must be signed. This extension can be offered on a daily basis if required, (at £24 per day, paid upfront for each day) or at the same weekly rate as previously agreed.
  • Early Termination: If the Lodger chooses to depart early, (for example, only three days of one full week are utilised) no refunds are provided for the remaining days. However, if the Landlord terminates the tenure earlier than expected, the Landlord will provide reasonable notice of 28 days  and a pro-rata refund for the remaining unused days where applicable.

3. Rent and Bills

The rent is £162.50 per week, or £650.00 per calendar month, either of which are acceptable, and must be paid upfront on or before the start date of the period it covers, this must be done via bank transfer.

  • This amount is fully inclusive of all household utility bills, including gas, electricity, water, and broadband internet, and is inclusive of other duties such as Council Tax for the property and waste bins provided for the garden and food waste bin where applicable.
  • The Landlord requests that the Lodger is reasonable with utility usage (e.g., turning off taps when not in use, turning off televisions/fans when leaving the house).
  • Excessive Usage: If the Lodger is found to be negligent or highly irresponsible with utilities, resulting in a larger-than-reasonable utility bill, the Landlord reserves the right to charge for the actual financial difference proven by the utility bills. This can be requested upfront or deducted from the deposit.

4. Animals, Damage, and Deposit

Before moving in, the Lodger agrees to pay a refundable security deposit of £300.00. Both parties will agree on the condition of the room upon moving in via a separate inventory checklist to ensure fairness.

  • The Landlord warmly welcomes the Lodger's accompanying animal, if applicable, to reside within the Property. The Lodger is solely responsible for the animal's daily care, providing all food, and ensuring it is house-trained and respectful of the shared environment, any waste must be cleared solely by the Lodger, and any mess caused by the animal in question must be cleared solely by the lodger, the Landlord agrees to reasonable understanding of the challenges that are faced with animal care.
  • The deposit will be refunded in full via bank transfer  within 7 days of the End Date, minus any reasonable deductions as noted previously, the Lodger will be made aware of any and all deductions within 24 hours of the decision being made, the Lodger reserves the right to challenge this decision if they believe it to be unreasonable, supporting evidence is welcome in such situations, as is the expectation that reasonable understanding will be taken into consideration.
  • Deductions will strictly only be made for damage to the Property or its contents (beyond fair wear and tear) caused by the Lodger or their accompanying animal, missing items, theft, unpaid rent, or proven excessive utility usage as outlined in Section 3.
  • If damage costs exceed the £300 deposit, the Lodger agrees to pay the difference directly to the Landlord within 7 working days. If the Lodger refuses, the Landlord will escalate the case to the Small Claims Court to recover the financial loss, the Landlord requests that all matters be settled amicably wherever possible, but in the event that it cannot be done so, the law and their personal rights will be utilised to the fullest extent possible to protect themself and their property.

5. General Household Guidelines

This contract is recognised by the Lodger as a formal agreement, however it is preferred that the Lodger considers this an informal, fun and friendly house-share arrangement, because life’s too short to take things too seriously.

With this in mind, both parties agree to:

  • Respect each occupant's privacy and right to quiet enjoyment of the Property, it must be noted that there is an expectation that any and all occupants will want to utilise game consoles, music players and enjoy movies, with this in mind we agree to turn off loud audio sources by 23:00, unless there has been some notice prior which both parties agree to, or if both parties are for example, sharing the audio source (watching a movie, playing a video game).
  • Keep communal areas reasonably clean and tidy after use, this includes taking out rubbish and recycling to the dedicated waste bins, cleaning mud sourced from shoes from the floor, clearing up all dishes after usage, not leaving laundry in one area for an extended period of time and anything else considered unreasonable usage.
  • Communicate openly and honestly should any issues or maintenance problems arise, whilst this contract is recognised formally by the Landlord, they request that a simple knock on the door and informal chat be the preferred way to raise any and all concerns, but respects the Lodger may wish to raise an issue formally and will accept this in writing, via email or similar preference of the Lodger.

Is there a way to view the cover up black ink? It doesnt look quite solid, more like a paint brush has been used.

Would really like to see the cover up but I suspected they couldn't be bothers and just had her character model always wearing sleeves.

I got the Fall Guys Platinum and I am never touching that fucking game again.

But I do want another challenge!

Ive looked at the 10/10 difficulty plats and don't know which to go for. Would love advise / reccomendations.

I am NEVER going for Crypt Of The Necrodancer as the amount of RNG required can go fuck itself. It asks too much to be dependent on luck. I want to EARN a trophy not think "oh well this time it was achievable cause the random elements went mt way".
