115 YO old house in the Northeast US with original 2 1/4” x 3/4” white oak…replacing carpet in an addition area, so new wood needs to be 3/4” thick (no saddles or thresholds happening).

As a carpenter and now PM, I’ve navigated all manner of custom/pre + field-finished wood flooring (some which has been nearly $30/SF), the budget is $5-7/SF for my house. This is Lowes/HD/Lumber Liquidators territory. Wouldn’t be opposed to online either if they can provide a finish sample.

I am not field finishing this one and hate the garbage 1-2mm wear layers on cheap engineered material (none of which are 3/4”) … and I really don’t like a 1/4”-1/2” underlayment etc for a buildup…so here we are.

Thanks for any experience! Finish and wood quality (appearance), finish durability (we have a dog) and milling (how well did it go together at install) etc
