Hello,

I live in the W. Washington and own a home built in the 1970's. I have owned it since 2018. The house is built on fill and the soil doesn't drain well at all. The house has settlement issues...uneven floors and there are some cracks in parts of the foundation. It is a single story with a crawl space that a previous owner had put in plastic over the dirt. I have some doors that will scape the floor when opening/closing. I am noticing the unevenness in my back yard when I look at my lawn and I have noticed soil eroding away from a cement patio I had installed when I bought the home. What to do? Sell? Hire a foundation stabilizing company?

I know I can hire a company to come in and do stabilizing work, but is it worth it? If the soil continues to move, how will the stabilizing help? Will the stabilizing do anything to help in the event of a major earthquake?

Hello,

I live in W. Washington and have a large, flat front yard that is grass. Would like to see options of how a no-lawn front yard with native plants etc could look like for me. I like seeing examples of what can be done before I get into anything.

Any websites or resources or images of what a yard like that would look like would be appreciated!
