



Tank Concrete Deterioration & Roots?
Hi - I'm under contract to purchase a home with a 35 year old 1K gal septic tank. The inspection found that the tank concrete was deteriorating in line with it's age/useful life. The tank was pumped the week prior to this inspection, which I've read can be a sign of trying to hide problems. Additionally the tank placement is essentially below a mature magnolia tree and a large evergreen bush(spruce?). I've attached pictures of the report, a schematic of the layout(seller's) and the trees for reference. The leech field seems to be fine, and was replaced in 2006. It's a plastic chamber system with fill that was brought in to make it more permeable.
How much of a red flag is this tank condition and it's general location basically under these trees? Is this ask for credit to replace the tank or just walk away?
