Hey everyone, I’m looking for practical advice from people who have successfully moved beyond programmatic / ad-network revenue into consistent direct sponsorships.

For context, I run a newsletter in the real estate niche. The audience is mostly licensed real estate professionals, and we’re currently at around 200k subscribers, with more on the way. I send through Beehiiv, and our open rates are usually around 60–70%+.

Right now, I’m monetizing through the Beehiiv ad network, and I recently got onto Paved as well, both for their ad network and direct sales storefront. The ad-network revenue is nice to have, but realistically it feels like filler. I can usually bring in a few hundred dollars per post, but the effective CPM is often less than $1, which, as far as I can tell, massively undervalues the audience.

Everything I’ve seen online suggests that a focused B2B / professional audience like this should be able to command something closer to the $20–$50 CPM range, especially with high open rates and a niche professional readership. I understand why programmatic ads don’t get me there, but that’s exactly why I’m trying to graduate out of this phase.

The problem is, I cannot figure out how people actually get there outside of endlessly cold emailing brands and hoping something sticks. I’ve tried cold outreach, but it has not produced results so far. Paved hasn’t brought in direct sponsor bites yet either. I know I’m not eligible for their Booker feature yet, since that requires past sponsors to unlock, but regardless, I haven’t seen much organic traction there.

The only real prospect I have currently is a meeting with a company I found called Ad Sales as a Service. I believe the company behind it may be called Revenues. I’m curious if anyone here has experience with them, knows their reputation, or has worked with similar outsourced ad sales companies.

I feel like I keep seeing newsletters with smaller lists, sometimes in seemingly less valuable niches, generating far more sponsorship revenue than I’m able to get currently. It has left me wondering what I’m missing. Shouldn't a list such as mine command more than low end 4 figures monthly, or am I simply out of touch?

I just feel stuck between “clearly under-monetized programmatic ads” and “direct sponsors sound great, but how do people actually get them consistently?”

I’d especially appreciate advice on:

  • Agencies, reps, or outsourced ad sales teams that have actually worked
  • Platforms beyond Beehiiv and Paved that can help with direct sponsorships
  • How to package/pricing inventory for a niche B2B newsletter
  • Ways to find relevant advertisers without relying only on cold email
  • Any realistic path from ad-network revenue to a filled direct sponsorship calendar

Would really appreciate hearing what has worked for others.
