Hi all,

we would like to move into our property, and have triggered a break clause in our contract with the tenant. Just realised that we cant issue a Section 21 because whilst we do of course have an up to date gas certificate, we neglected to send it to the tenant. So my question is, does a break clause actually do anything?

Hi all,

I am looking to move into a flat I own and which I've been renting to a tenant for a few years. I have a break clause which becomes valid in July and requires 2 months notice. If I give notice now that I intend to trigger the break clause in July, will that still be legally binding after the new act comes in?
