I'm a widow with 3 sons (over 21) and live in Illinois. The house title is still under me and my husband's name. I put my 3 sons as beneficiaries in all my bank accounts, life insurance, IRA, etc., except the house. I'm not sure what's the best thing I should do for the house. I have a Will stating my 3 sons as equal beneficiaries. When my husband passed away, it was easy to transfer it all to me because both our names were in the accounts, and I was the main beneficiary if it was under his name only. I did not have to go through the State of Illinois for any transfer at all. I''m currently more concern about the house transfer, taxes, etc. Would appreciate some advice. Pros and cons of Trust, Will and TOD. Thank you!

I want to have another numbered keypad for my garage so my son can put in his car. I have a Chamberlain keypad and their customer support told me that my Liftmaster with the red learning will only allow 1 keypad. The other option would be to program the 3 button type opener. But I'm worried that if someone broke into the car, they can easily open my garage with the 3 button. Any suggestions? Thanks.
