Selling a house with rodent issue in the attic :-/
I’m helping an elderly relative with the sale of an end of terrace house and we need to get a valuation. Problem is there was recently a rat/s in the attic. Anyone dealt with a similar issue? How much would need to be potentially knocked off the price? Should we try auction? I want to help get the best price but realise we need to be realistic.
The rat/s have periodically been heard in the attic. Pest control have come a few times over the years. Never been any sign of nesting or food up there so they were presumably just bowling about on their travels. They’ve never been in any living areas. Pest control put poison down a couple of months ago and said it was sorted, for now. My feeling is this issue will come up again in the future, possibly soon. There is also asbestos that the buyer may well want to remove, in the soffits and some cupboards (!).
Pest control have never attempted to address the rat problem in more depth, the main drain is at the other end of the row of five houses. Neighbours have had periodic issues too but have no will to work together on this. A neighbour built an outhouse at some point and may have disturbed a drain or maybe cracked a pipe which may have started this issue, not sure.
Pest control said we don’t need to tell the estate agent, bit of dodgy advice I think and we are planning to tell them despite the temptation of ignoring it and hoping it will go away! Bloody rats.
