Proposal to buyers (Application to network)

I hope you’re all doing well.
I’m a newer wholesaler (about a week in), and surprisingly, finding solid deals hasn’t been the difficult part. The challenge has been finding serious buyers who are professional, responsive, and actually capable of closing.
I’ve spent the last week reaching out everywhere possible to find buyers. As I’ve noticed a common issue: many wholesalers focus heavily on getting deals without already having reliable buyers lined up. To me, that feels backwards.
So I’m looking to connect directly with:
- **Cash buyers
- Investors
- Landlords
- Flippers
- Hedge funds
- Wholesalers open to JV partnerships**
I can source deals across multiple U.S. markets and move quickly — typically within a small window depending on the criteria.
A few things about how I operate:
**- I run all numbers manually
- I use conservative ARV estimates
- I calculate realistic rehab costs with detailed breakdowns
- I prioritize protecting buyer margins at the cost of my own fee.
- I communicate consistently and professionally
- I don’t inflate numbers just to sell a deal**
My fee structure is also straightforward: I typically work on a 4–7% sourcing/assignment fee because I’d rather build long-term buyer relationships than maximize a single deal. As $10K is enough for me to live off for a year. So I am not greedy or will inflate numbers.
I’m also very open to JV partnerships with wholesalers who already have active buyers but need someone to source quality opportunities.

EDIT - To clear a misconception. I have been actively trying to build a pipeline of buyers and networking with people at title companies whilst searching for mentorship with older and more experienced people in the industry. That however does not mean I haven't done my preparation for this as I have studied wholesale and acquisitions extensively for a while and I have only just started implementing what I've been studying.
